Cinco Ranch business brokers and M&A advisors
Owners in Cinco Ranch, the planned community of about 16,900 people west of Houston in Fort Bend and Harris counties, can hire MDR & Associates as their M&A advisors for a sale. We value the company, market it quietly to qualified buyers and negotiate the deal, and our advisors meet you at your office or somewhere discreet in the Katy area.
From cattle ranch to planned community west of Houston
Cinco Ranch sits about 25 miles west of downtown Houston, 10 miles north of Richmond and roughly 10 miles southeast of Katy. The land was once part of the Blakely Ranch; in 1937 five Houston oil men bought about 4,880 acres of it and named it Cinco Ranch, after the Spanish word for five. It was a working cattle, rice and peanut operation until 1984, when it was sold for development. Homebuilding began in 1991, and the community now has LaCenterra, a 34-acre town center with shops and restaurants, and schools in the Katy Independent School District.
For a business owner, that history explains the market: a large residential area that grew in one generation, surrounded by the Houston economy. Our Houston page describes the buyers who look at companies across the metro, from individuals to private equity groups.

What buyers want from a home-services company in the Katy area
Buyers of home-services companies look at the same few things: how much revenue repeats through maintenance agreements or returning customers, whether technicians and crew leaders will stay after the sale, how leads come in, and how much of the work the owner still does personally. Heating and cooling, plumbing, roofing, landscaping and pest control companies all get this review.
Pull three years of reconciled financials and a clean customer history together before going to market. A buyer who can see that the same households call you every spring and every fall will pay for that pattern; a buyer who has to take your word for it will not.
How MDR & Associates runs a sale for a Cinco Ranch owner
Our corporate office is in Frisco, and we sell companies across the region described on our Gulf Coast page. For you, the process starts with a free, confidential discovery meeting and an opinion of value. We then build a marketing package, a financial recast and an HD video, contact buyers from our own database first, and ask for several letters of intent at once so that competition sets the price. A principal of the firm handles every negotiation.

Questions owners in Cinco Ranch ask
Will buyers see a Cinco Ranch company as a Katy company or a Houston company?
Both. Cinco Ranch is part of the Greater Katy area and sits about 25 miles from downtown Houston, so an acquirer building in west Houston and one focused on Katy will both look at it. The price still depends on the company itself: its customers, its crews, its margins and how much of it rests on you.
My company grew up with Cinco Ranch. Is a business that mostly serves one community easy to sell?
It can be. A company whose customers sit in one large residential area is compact to run, which some buyers like. Others will ask whether it can grow beyond that area. We show both: the depth of your customer base at home and the services or routes that could extend it toward Katy, Richmond and the rest of west Houston.
