The Highland Lakes' retail and entertainment center

Adam Rankin Johnson founded Marble Falls in 1887, planning an industrial city powered by the Colorado River, and built a home, a college and a factory near the falls. The area's famed pink granite is part of its story too: 188,518 cubic feet of it went into the Texas State Capitol. The natural falls disappeared under Lake Marble Falls when the Max Starcke Dam was completed in 1951, and the economy declined through the drought of the 1950s.

Recovery came from people choosing to live and visit here. From the 1970s the town prospered as a tourism and retirement location, and since the 1980s it has grown into the retail and entertainment center for the Highland Lakes, the largest chain of lakes in Texas. The 2020 census counted 7,037 residents, and the city anchors its own micropolitan area within the Austin–Round Rock–Marble Falls combined statistical area.

What buyers look for in a lake-country company

If you own a trade or service company here, such as HVAC, plumbing, roofing or pest control, buyers of home services businesses will want to see how much of your work repeats through service agreements, how seasonal it is and whether skilled technicians stay. Retail and hospitality firms are judged on traffic, margins and lease terms.

An independent business valuation can set a baseline before you decide. When you do go to market, we approach our database of qualified buyers first, and each buyer puts a signed NDA and proof of funds on file before your name is disclosed.

Owners who moved here to retire, or who are close to retirement themselves, often want a clean exit with a short handover. Others would rather stay on for a year or two. Both are negotiable, and the choice affects which buyers fit best, so we settle it with you before the company goes to market.

Linked to Austin, but a market of its own

Many buyers who follow the Austin metro also watch the Highland Lakes. How we handle sales around the capital is on our Austin page. A principal of the firm is present for every negotiation, and you pay a fee only once the company is sold.

Questions owners in Marble Falls ask

Does seasonal lake traffic hurt the value of a Marble Falls business?

It is something buyers will study, not a reason to avoid the sale. We present several years of monthly results so the seasonal pattern is plain and predictable, and we point out revenue that holds through the off-season. Buyers pay more for a pattern they understand than for numbers that swing without explanation.

Could a buyer from Austin see my Marble Falls company as an expansion opportunity?

Yes. Marble Falls is within the Austin–Round Rock–Marble Falls combined statistical area, and companies already serving Austin sometimes want a base in the Highland Lakes. Strategic buyers like that are part of the pool we approach, under the same confidentiality and funding checks as everyone else.
